  • The title to a piece of property is the evidence that the owner is in lawful possession of that property. In Michigan, the seller must convey marketable title to a purchaser.

  • Title companies, like Main Street Title, offer not just title policies, but title searches. This is the process that ensures the seller has the legal right to transfer the title to the buyer.

  • A chain of title outlines the history of ownership of a piece of property such as real estate. It is sequential in nature, going from the very first owner all the way up to the current owner. Keeping accurate title records helps establish ownership of property or the asset.

  • A standard owner’s policy insures the new owner/homebuyer, and if the buyer/owner is getting a mortgage to finance the cost of purchasing the property; a lender’s policy insures the priority of the lender’s security interest.

  • There’s two types of title insurance: owner’s title insurance and lender’s title insurance. Both provide important protections for different participants in a real estate transaction. With this insurance, buyers and lenders are protected against any deficit in the title that might cause serious losses.

  • Insurance such as car, life, health, etc., protects against potential future events and is paid for with monthly or annual premiums. A title policy insures against events that occurred in the past of the real property and the people who owned it, for a one-time premium paid at the time of closing.
